Why this geography matters

New Jersey holds more than 5,600 life-science establishments, over 700 contract research organisations and roughly 22 million square feet of laboratory space, with seven of the ten largest global pharmaceutical companies based or headquartered there. Pennsylvania employs over 100,000 people across nearly 3,100 life-science companies, and Greater Philadelphia is the second-largest cell and gene therapy cluster in the United States. And PhilaPort, forty miles down the road, reports that 64% of its containerised imports in 2025 moved refrigerated — the highest cold-chain share of any major East Coast port. We are in the middle of all of it, not shipping into it.

The corridor

Lower Bucks County is one of the most active industrial submarkets on the East Coast. The former U.S. Steel Fairless Works site in adjacent Falls Township is being redeveloped as the Keystone Trade Center — 1,800 acres, with millions of square feet already delivered and tenants including FedEx and the Italian forwarder Savino Del Bene. US Route 1 is the primary highway through Morrisville, connecting to New Jersey over the Trenton–Morrisville Toll Bridge, with I-295 at the door and the New Jersey Turnpike minutes away. A local note most maps have not caught up with: I-95 was rerouted onto the Pennsylvania Turnpike in 2018, and the freeway that actually serves Morrisville is I-295.

Drive times vary considerably with traffic — the run into Philadelphia and the Turnpike approach to Newark both swing widely, and free-flow figures can nearly double at peak. Treat these as planning estimates and confirm against live conditions when a shipment is time-critical.
